Class Project at OSU:
This property was chosen as the “Subject Property” for the Senior Class of Architectural Students at Oregon State University 2006 by local Architect, Rick Wright. It’s a very unique property… when you first drive by or see it from the highway its “rough” and not very appealing - especially in the winter. But every single person that takes the time to walk down the private driveway and spend just a few minutes gazing out on the river says – “Wow, this is really an amazing setting!”

Anyway, ALL 30 students drove over from Corvallis – walked the property – then spent the next 6 weeks designing 5 different houses for us. As part of their assignment, they were required to build scale models of their designs. We still have their plans and pictures of their models. The last week of school, we went over to OSU, met the students, and chose the winning design/model.

Below is the "Winning Model" we chose from team of OSU students. Single level, 2,100 S.F., huge deck, mostly glass on the South side to facilitate passive solar warmth, and of course, the fantastic year-round river views. (The full set of drawings of this house will be given to the buyers of this property, if desired.)

It’s situated perfectly East-West, with the full length of the house facing South - perfect for building a passive solar house, which were our original plans. What I think makes this property so unique, besides being so close (about 20’ during the winter!) to the river, is that it so private! A private driveway from Beaver Ln leads down to the house. Plus, NO ONE can ever build to the West as all of it is County owned. The nearest neighbor is behind and at the top of the street and totally out of view. This setting affords incredible, unobstructed view of the river winding down in front of the house! Deer still bed down in the lower yard (between the house and the river) and I'm told there’s a local beaver that visits occasionally. You can see from the panoramic picture below that it’s close to the Cline Falls highway – yet the house is below the road most of sound travels over your head - it's surprising, because every tenant that has lived there claim they never hear the traffic.

Also, there's no danger of the house ever flooding as it's elevated enough never to be a problem. Currently, there is a 24' X 60' trailer which has been rented since we bought it. I can personally show the property with 24 hrs advance notice, but I do NOT want others walking on the property or bothering my renters. They are GREAT renters, so I hope you understand and respect their privacy.

The perfect place to build a new home!
According to the County and Rimrock CC&R’s, a 2-story house up to 2,880 SF can be built on the existing footprint – which, when completed, would have even better views of the river and distant views of MT Bachelor. There are numerous $1M homes within 1/4 mile – but none of them have a view of the river as good as this property. A recent survey will also go to the lucky buyer.

Why are we Selling?
Late in 2006, we were all set to begin construction when my real estate business started to slow down - and then came to a screeching halt. I turned my license back to the State in 2008, and am no longer a Realtor. Building our "dream home" is now a distant memory.

This is the view of the driveway from the top of Beaver Lane - which leads down to the house. You'd never know there is a house there from the street except for the electric power pole.


This is looking at the river from over the carport. In the winter, the irrigation water is all directed into the Deschutes River which swells to twice it's size! The"wetlands" area increases also, bringing the water to less than 25 feet from the front of the house.


This could soon be your favorite fishing hole - right in front of your house!

Here's a 3 shot, panoramic compilation of the house, driveway and large parking area. The pipe you see at the far right carries irrigation run-off from the property on the other side of the Cline Falls road. I've checked with the County, and have their permission to make this pipe into a water feature - an easy conversion with the addition of a few big rocks. Look carefully - and you can see MT Bachelor on the far right-hand side of the picture.
